From March through October, a 30A vacation rental turnover is a logistics problem with a hard deadline. Checkout is at 10am. Check-in is at 4pm. 1:30 — Bedrooms, living, and the detail pass

Beds made to photo standard, floors vacuumed and mopped, dust on fans and blinds, every lamp and remote tested. Then the pass that separates a turnover from a cleaning: bulbs, batteries, loose hardware, wall scuffs, sliding door tracks full of sand.

3:00 — Outside

On 30A the outdoor space is half the listing. Deck swept, furniture wiped, grill grates cleaned and propane checked, outdoor shower rinsed, bikes and beach gear counted and tested. Sand on an entry walkway tells the next guest the unit wasn't touched.

3:30 — Restock, re-walk, report

Consumables restocked, everything reset to staged positions, then re-walk the unit from the front door in like a guest. Photograph every room again, log every repair made, and send the ready confirmation.

The maintenance items that actually cost you stars

Across 30A, Destin and Santa Rosa Beach, the same short list drives the most complaints:

  • AC. A clogged filter or a backed-up condensate line in August is a mid-stay refund conversation. Change filters on a schedule, not when someone remembers.
  • Smart lock batteries. A guest locked out at 11pm will mention it in the review no matter how fast you fix it.
  • Shower caulk and grout. Coastal humidity turns caulk lines black fast. Guests read mildew as "not cleaned."
  • Burned-out bulbs. Cheap, invisible to you, glaring to someone arriving after dark.
  • Grills with no propane. A beach house grill that won't light on night one is a guaranteed complaint.
